Now is definitely the time to get creative in Real Estate. A Pre-Listing Inspection may be one of those weapons you keep in your arsenal!

One of the challenges with Pre-Listing Inspections is what happens when the buyer gets an inspection and finds a new issue that delays your closing? Well, we solved that here and quite some time ago:

https://youtu.be/x2pWQPKetPM

Since this video was launched, we extended the program for users of a system called Inspected Houses. Why? Because we can track listings there! Pretty simple and cheap system. Home Inspectors all over are using it.

Every once in awhile we get a question from agents as presentations on this program, our Inspection Warranties, our One Year Warranties, etc. happen all across the country. Yesterday from the Great State of New York:

"What happens if the buyer just backs out for no reason?"

The guarantee outlined above is premised on one concept: That the buyer's inspection had some different findings than the inspection your seller had done, and that delays a closing. It does have to be the stated reason.

"What happens if the buyer backs out for another reason or an unspecified reason?

It happens. In every market and during any economic condition. The good news is that it is the exception and not the rule.
