Can somebody educate me on Propane Heating, real quick?

I have an inspection scheduled and I'd like to brush up on these systems real quick. I did a quick walk by yesterday and there are 2 propane tanks (like for a gas grill) sitting on the exterior. The tanks are just sitting on the ground not secured.

I don't know if it helps but 60 amp electrical service and the juice was off, when I walked around yesterday.

Definitely moisture intrusion. House is cut into a hill. I am not using a gas sniffer yet but I'll be looking at connections, for rust and anything that might not look right to me.

Any help is greatly appreciated.

Propane heat is similar to natural gas. The furnace (and any other gas appliance) should be labeled for use with Propane (or LP), not natural gas. Everything else is the same. For the piping it's the same as natural gas, except flexible copper is used in many instances. It's beyond scope to use instruments to check for leaks. Use your nose - if the gas is on. Sounds like you'll be limited anyway as electric is off.

As far as the tanks, those small BBQ tanks are DOT tanks, they are portable and not acceptable for use as permanent supply for a house. ASME tanks are, usually 275 will be the minimum size. I'd recommend review by a plumber just because of the portable DOT tanks used you described.

I totally agree with what Mike has said. Propane heat is nothing but a natural gas. It is something which is cheaper than electricity and more efficient than a natural gas.
