The only time I call out flooring is if it's asbestos tiles.

The type of flooring gets no mention in my report otherwise, I let the realtor do that.

I would call out tiled floors that crunch under your feet as you walk across the room. This is caused by improper installation and they can wedge up and cause a tripping hazard. Usually caused by installing they tile directly to wood sub floor surface. another one might be carpeting that has humped up in hallways and causing a trip hazard.

Buyers always ask why I didn't put cracked tiles, missing grout, warped wood floors, gaps in wood floors, wrinkling carpet, stained carpet, damage vinyl flooring, basement concrete floor cracks, etc.

I started reporting on then as being cosmetic and they stopped asking.

I may report on flooring issues if it is going to cost the client some cash to repair or remove. Old tiles with asbestos, laminate floors that are buckling, anything that is a trip hazard (raised carpet) and wall to wall carpeting (mold) in damp basements. Other than that, I have a disclosure that floor coverings are not fully inspected or commented unless it is a safety issue.

If the client expresses concerns about the flooring, I will note deficiencies in the report if they exist.

Agreed. I just make sure they are aware the asbestos is there. I don't call for replacement or abatement unless the tiles are cracked/worn. Most of the time they just say they will cover it with carpeting.

I call out floor tiles which happen to sound hollow when I walk over them. (I will rap my knuckles on fireplace tiles, since I'm already on my knees.)

I call it out if its damaged, especially near stairs. In wet rooms (bathrooms kitchens) I'll put damaged floors will deteriorate at a greater rare when spills occur or when cleaning water could get to the sub floor etc...

I also call out potential asbestos flooring.
