Nice finds Michael. So if you were writing up a report, how would you describe the chimney issue to your client?

Blake, I am rushing around from finishing teaching my daughter to going to this house again. From what I remember .... here is what I would put in the report:

Chimney:
The inspector views the chimney from the outside and reports on the materials and external condition of areas able to be viewed.

Viewed From: Ground (Inspection Limited) The inspector has a limited view; conditions reported on are based on areas able to be viewed only.

Type: BRICK - Unable to View Flue Liner - The inspector is unable to view the flue liner from the exterior.

Maintenance: Installing a cap and screen at the top of the chimney will help prevent water from entering the flue. The screen will extinguish small sparks and prevent birds from making a nest.

Item to Monitor: THE CHIMNEY SHOULD BE TUCK POINTED / MORTARED - Tuck pointing is the process where mortar that has come out or separated from between the masonry is replaced. This should be done in order to ensure the integrity of the chimney and prevent water intrusion.

The inspector identified area(s) where there is damage to the chimney / chimney cap or flue (if visible).These areas should be repaired / replaced as soon as possible by a qualified chimney contractor to avoid further damage / water intrusion and possible replacement.

Major Concern: DAMAGE / DETERIORATION NOTED - The chimney should be repaired by a qualified chimney contractor immediately to avoid further damage.

Well I am sorry for having you all read this far. I tried my best to document the chimney issue, that Blake requested (sorry if I disapointed). We showed up 30 minutes early and called to confirm. My wife, daughter and I waited for an hour and a half on the owner to show up. No Show. It was freezing cold out there this evening. Windchill between 20-25 degrees F. It's so cold, I can't hardly type.
