We have tried to move to a multi inspector firm several times, and have yet to get it up and running successfully.... looking forward to picking someones brain about this. Perhaps we are going about it the wrong way. We have been members of Ken Comptons organization since 2007 and still are, hated to see the main workshop we needed was the same weekend as the Power Conference. Looking forward to seeing what the Power Conference has in store for us.

gfricke wrote:Beck, I'm only speaking for me, I'm sure others can chime in. I am only right now a 2 man shop, many others on here are much larger than I, so I am no means a big fish. As the demand for my services grew, the writing on the wall became apparent. You have 2 options, either turn away work/referrals, or grow. Turning away people wanting to hand me money was not appealing, so I hired an assistant and trained to do the small things that take up time. The transition itself wasn't hard as much as finding the right person. Once you go that route, you're adding yet another USP to your repertoire, that of time savings. We can typically do a standard size house on slab here in about an hour, with 30 minutes to do the walkthrough/payment/Q&A. Thursday we did 5 inspections as a 2 man team. You can't get that efficiency with 1 person. I'd say after I made the switch in January, my business grew 25-30% instantly when people saw it in motion.
Would love to know more about how you are running this and also what inspection program you're using..... thanks!

Can you be a little bit more specific as to why things werent running successful (several times)?

As far as looking for inspectors goes.
1. Look for guys in your market who have the worst marketing material in offices or online (they are like on page 10 of google) they may be great inspectors but not great at marketing.
2. If you have licensing in your state there is a list and you can get it somehow. Mail and email this list.
3. Go on all the organizations sites and look for inspectors in you area and send these guys recruiting stuff (thats another conversation)
Good Luck

What about pay? I have a person that would need little training and if needed he could be on his own in like 3 months, I would work as a team as much as possible.

30% and .40/mile 20% during training. That's not as a subcontractor but as an employee.
If you take E&O, workers comp insurance, payroll tax, equipment, marketing, office staff booking inspections, and instant credibility 30% is not a bad deal. All they have to do is show up, inspect, and have the best customer service in the world.
My account thinks 30% is too much.

We have a somewhat different approach. We use a team, this way I see all the inspectors see. We get done faster and agents love it. We are more detailed because we have the time. If three of us spend an hour at the property it is the equivalent of three hours of a single inspector. While one drives other inspectors have a chance to finish reports. Three inspectors can easily do four inspections a day(8-5) with travel time. There is a limit because of travel and customer expectations We can do many condos in 45 mins, less than an hour makes customer uncomfortable. We add services to raise fees to cover the additional inspectors. They get paid hourly until they have a license and are on their own. At which point I send two out to do and inspection and hire another to train. Two inspectors can easily do three inspections a day, with two teams you can easily do six inspections. When someone needs a day off or you have a large home you have the resources to take it on easily. Our new inspectors see much more faster because we do much more. They typically have more experience than the single inspector when we split the team.

This is awesome! Would you share on here or in a private message what you pay them hourly?

Before you start looking to grow by adding new inspectors, make sure you have the SYSTEMS in place to be successful.
When I look for new inspectors, I look for the right personality. Someone that is outgoing, smart, knows when to not talk, that can follow our systems, has some charisma, can develop lasting relationships with realtors, etc.
I can teach them to do inspections, I cant teach personality.

I started a helper this year, we already finish most inspections of single family homes in less than 2 hours. Some in like 1:15. Were getting good feedback. From a REA perspective, many listing agents want to hover so they can tell their seller everything went OK or not OK, they don't like the potential of following one guy and thinking its good while the other guy may have found a big issue. Other than that one thing, all involved seem thrilled with less time on site.

We've had pretty good luck when we've posted on the "Jobs" section of Craigslist. We post on both the Skilled Trades and Arch/Engineering sub-headings. Most tradesmen in the late 40's and early 50's make good candidates for newbie home inspectors; they're typically looking to ease the wear and tear on their bodies at that point. The job market for architects is pretty bad still and they come to the inspection business with instant street cred. We have 3 architects on staff working as inspectors now and they're all great.

update, our 2 man team is killing it! For me it was the way to go, I can keep quality control tight and do more inspections. Bad thing is this: were still getting too many calls to handle, im at another crossroads, do I hire again? not ready for that, a 3 man team cant be too much more efficient, so then im looking at another 2 man team, hiring 2? not quite ready to have inspectors out there without me on site yet, plus my helper isn't ready to lead a team yet either.

If you're turning down work to others, you need to hire another, maybe not 2 just yet. If you train your inspectors properly, there shouldn't be any fear in having them out on their own. Also who answers your phones?
