A better question might be; how long is your base report before you start an inspection? Do you have a lot of filler in it? Reports will vary by how good or bad the home is.

good question, my template blank is like 14 pages, I think. all spaced out one section starting each page...including the cover page which is client name and house photo, my business name. Scope is a page, so it table of contents.

A sample report is a marketing tool, period. It's not there for the client to read. It's there to give the client another reason to choose you rather than the inspector with a frumpy report built on some document software. I don't care if they read it, but since I know they will flip through it, it should look visually appealing.

As for the items all checked "ok", sometimes State law mandates it. I tell clients if they see that and wonder where are all the details, they should be happy. They chose a good home.

Those, too, are some of my concerns. We are required to keep item headings in the report regardless whether there are deficiencies or not; (but that's not why my reports are lengthy.) Simply checking a box indicating "Inspected" is below my comfort zone...

My interpretation of our SOP, compels me to include those "little items" as deficiencies, but for you, perhaps you can word a "universal little item disclaimer," and insert it as a caption under a photo early in the report; (my theory is regardless if they "read" the report, photos will catch their attention, and thus if anything outside the Summary is indeed read, it will be photo captions.) If not as a caption, maybe put it in a header or footer on the page.

One of my report purposes is to minimize subsequent phone calls and questions.

That you get later phone calls seems to contradict buyers "don't read the report." I've been advised, "they don't, UNLESS there's a problem."

"Good" photos and diagrams greatly enhance the report.
