I really need to ramp up my marketing. I try and stop into the offices to drop flyers and cards but any suggestions on else to do while I'm there? Seems to me that whenever I am there the agents that are in the office are all doing their own thing and don't generally want to be disturbed.

Any suggestions would be helpful.

Of course they don't want to be disturbed. All you brought was brochures. Bring home made brownies next time. Give a box to the front desk lady. She will let you in to hand deliver the rest to the agents.

cold calling is the most difficult part of this business (for most of us anyway). personally, I hate it and have to force myself to do it. it is important if for no other purpose than keeping out in front.
keep doing it and eventually you'll settle on a routine and a style that will work for you

William, I've never tried cold calling. I've struggled a bit with what to do when stopping by an agent's office as well. What do you say when you cold call an agent?

don't emulate me because I basically suck at cold calling or meeting people in general. But, I have developed a little routine:

1. I try to get as much info on the office before going out; brokers name, list of agents, area served, etc.
2. I try to look for any competitors info when I go in to get a feel for what they are working with - this has helped many times.
3. I always ask the Gatekeeper to speak with the broker (by name) as though I have business with them.
4. If I get to see the broker, I as for five minutes to introduce my company and generally I'll get at least 3 (but sometimes more).
5. I tell them we are doing a little business with one/two/three of their agents (that helps if applicable) or that we have unique things to offer them (the 90 day warranty is huge).
6. I ask for an opportunity to send them more info or suggest they call one of our realtor references or give us a chance to give a brief presentation of our highlights and what makes us different.
7. If I can't see the broker, I ask for the assoc. broker and so on...I try to not corner a realtor as it seems to be better to get a nod from the broker first.
8. If nothing works, I always ask to leave a few brochures, cards and make a note to come back.

It works although it is much easier for many. I don't do candy and all the other stuff. I think you just have to develop a routine and follow thru. I think having upfront knowledge of the office is key - remember you are interviewing.
