We purchase a house and moved in a couple days ago, and immediately started noticing things that should have been called out on the inspection report, but were not.
The first is discoloration above the soffit. This is a walk in attic (accessed through a closet door), and the following images are directly inside the door to the left. There is about a 20 foot section that looks like this, as well as other smaller sections. The report states "No apparent damage or signs of roof leaks or elevated moisture levels were found."
The second is the breaker panel. We started having issues with flickering lights on random circuits when the washer is in use, and the fridge tripped (only thing on its circuit). So I decided to open the panel. There was charred wires (completely black grounds), charred case, melted brackets, as well as neutrals tapped with grounds. But, the report states "The panel,
breakers, wires and components were in adequate condition and tested for live power; no apparent damage or mis wiring was observed."
Based on your thoughts and from the pictures, what should I do? Any advise is appreciated as I have dealt with many inspectors before and never had an issue like this.
