We inspected a house in Deland, FL whose roof was just 3 years old. Because of the list of issues, we recommended that the roof be replaced. The installation of the roof shingles and the flashings was simply wrong and I cannot imagine any roofer in the Orlando / Central Florida area would risk attempting extensive repairs that might have them on the hook for future performance of that roof. The home inspectors at Inspectagator understand shingle and flashing installation that usually get overlooked when an inspector performs only a visual inspection from the ground. The more you do sewer scopes, the more you realize everyone needs it for their home. We often find issues and sewer line repairs are typically expensive. It really doesn't take too much to get into this ancillary business for home inspectors, some training so you can learn to identify different pipe types, different defects, tricks of the trade, etc. We had 4 cameras at $2K each and I thought that was decent but we were plagued w repairs. We purchased an $8.5K camera it's too large for most stacks. So, there is a learning curve but overall, a great diversification whereby you can beat many plumbers on price and still add substantially to your bottom line.

All very good info, some things I've never thought about, thanks! If I might add something...DON'T BUY CHEAP TOOLS! Quick story...we (Inspectagator in Orlando area) did a follow up inspection on top of another inspector who didn't have the SOPs and knowledge to handle a specific problem. During our inspection, the SELLER told our inspector that the previous guy used a $25 moisture meter. The seller actually Googled it! When he Googled the moisture meter we use, he found out that our costs almost $600. Instant credibility in front of agent and seller (soon to be a new buyer). I recommend investing in high quality tools. Many can be found at www.inspectorshop.net. Although it sounds scary and expensive, simple testing is actually quite affordable. As licensed Mold Assessors and Mold Remediators, we offer clients options. Test 1 area or the whole house. We do investigations prior to making these decisions and let the client make a decision that fits their needs and budget. Since Priority Lab just came out with their own cassettes, it is even more affordable than ever for inspectors to break into this worthy and valuable business and do it with the very best equipment like the Breeze, the most affordable cassettes and the fastest lab results from Priority Lab available. Living in Florida we have 2 distinct seasons, hot and wet. Both of those increase the likelihood of mold growth regardless of whether it is a new home or older home. The problem is that unless you get the mold tested by a lab like Inspector Lab, you won't know whether it is something that can be cleaned with bleach and water or needs to be remediated. At Inspectagator, we can go in and test that mold through air quality samples as well as swabs and provide results in 24-48 hours. It is always safer to have it tested by a lab.
For our Florida inspectors, we have a field trip coming up August 8. We'll be on a new home build in the pre-drywall stage. The builder Ron Hamel, also a home inspector, will guide us through the project and even look through the blueprints. We'll also have Jeff Clair, our Senior Technical Advisor and multi-trade contractor present. A GREAT learning experience. Our pre-licensure class starts August 10. I sent mine in June 2015, got a notice in January that they needed a physical address of the internet site I purchased the drone from. Sent that in same day and still waiting. I guess it will be June/July till I hear back and by then this new micro drone proposal will have passed and all this is for nothing. Good luck everybody else.
