Thanks Kris,

I got to speak with the builder about the attic ventilation and he stated they found the soffit vents and the other turbine vent on another job site.
I had to be the one to point that out to him by my doing the inspection. The old saying is just because its new doesn't mean it works. If more people would have there new home inspected they would find this out.

I appreciate the input on re-inspection. I agree about not wanting to do re-inspections. I tell the buyer its in there best interest to get paid invoices, but sometimes the buyer insists you do a re-inspection and so I say if you want to pay for it "Enough Said".

I would like to know what is everyone's view on doing re-inspections and if you do them at all? If you do them do you just do it verbally or do you actually send in a re-inspection report to buyer?

Wanted to ask Jeremiah Anderson about the above subject. Would you please enlighten me about what you mean by "Systems" versus "Room by Room". I know the A/C & Furnace are systems but the rest of the report I'm not sure of. I have started to down size my report and would like to know if you are stating you put all the rooms in one category or what, etc. You can PM me if you would like.

Newly installed gas WH in Louisiana do not need to be off the garage floor and my understanding any gas water heater need not be off garage floor. BUT they use to be, it really doesn't make much sense seeing they are still gas WH and can still emit gas vapors, go figure.

Is there a proper formula to use for figuring the actual ventilation area for a attic space?
NOTE: I had a inspection the other day on a new construction. The total square footage was 1900' and the home had one turbine vent. There was no soffit vents, no other turbine vents, no other vents at all.

Hi Mike,

Hopefully you can get it approved. We are required to take 21 hrs. of CE a year, of that 21 hrs. we can take 8 hrs. total by online courses.
It would be nice if we could take more than the 8 hrs. by online courses. Hint Hint

Does anyone know if Home Inspection University has been approved for licensing in Louisiana so you can get CE credit for school?
