So what you are saying is: No matter what state (Virginia included), you only need to be licensed to inspect residential units 1-4 dwellings.

Off the record and not pertaining to this thread .... one day, I'm going to ask you what ever happened to the Old Mike Casey? Where is the Mike Casey that put the "C" in the old COA? I know It's none of my business and I'll always look up to you and respect you.

Preston Sandlin, says on his podcasts: I don't think too many people wanted to grow up being a home inspector. Well he hasn't talked to this white boy yet. I was 3-4 years old when I first wanted to be a home inspector. That was right around 40 years ago. I traveled the world with my grandparents and saw where my great grandfather built houses in Oklahoma. I studied houses on our trips to all of the United States (excluding Hawaii and Alaska), Canada and Mexico. As I became a young man remodeling houses, learning masonry and carpentry in high school, all I have ever wanted to do was be involved in real estate. When I hit my 20's, I was working all over the east coast remodeling and working in commercial projects. From installing HVAC units with Cundiff heating and air to building foundations with LCJ enterprises to various roofing companies, for the most part of my life, I have been in some shape or form adding value to the real estate industry.

A lot has changed over the years but one thing that hasn't is the names and the impact that they made on our industry. Maybe I've partied a little too much when I was younger or maybe it's where I'm getting older but I like things the way that they were. Somehow Nathan jumped in and that's cool because I personally like the man. Maybe money talks. I just wished this industry would as a whole grow a pair and stop changing so much. Every time a guy like me gets his head above water, this guy and that guy come along in swarms and say : you're doing it all wrong.

I can't even produce a checklist report anymore because a few inspectors had a problem with their writing years ago and some genius comes along with a computer. I respect these guys but I can't keep up with them. I come from a different world than these guys and No I don't have a big business, but apples to oranges, I could probably inspect just as good as the next guy.

We're all inspectors. Expect everyone of us to have an opinion - that's what we do. But take it all with a grain of salt and do your homework to determine the facts.

Not sure what you mean by the "Old Mike Casey". I'm actually the same Mike Casey, just older. Like you I became interested in home inspecton at a young age, and started inspecting fulltime in my late 20s. That was 30 years ago.

COA ran its course and was dissolved in 2013. It was time for something different. Still the same Mike Casey. Oh, and I grew up with typewriters. I took a typing class in high school because the teacher was hot. Glad I did as it helped a little learning computers in the early 90s. If I can do it so can you. Hot teachers? Yeah, I've had a few women teach me a thing or two, as well. I'm settled down and married for the second time now. I started thinking about all of the women that I've been with and it's a lot higher than I thought. None of it was my fault, I start talking with a woman and BANG. I'm glad that I'm a one woman man now, because I have a good one.
